Project Overview
This project redefined an entire 6.75 acre urban block, combining the complex adaptive reuse of three existing structures with one new build to create a multi-faceted retail center. Executed in close collaboration with the City of Edgewater, the development successfully transformed a dormant commercial site into a high-performing asset that generates substantial retail tax revenue and anchors regional commerce.

Full-Block Economic Revitalization
The project includes revitalizing a vast 6.75 acre, four-building urban site anchored by a vacant 55,000 square-foot former grocery store. The challenge was to mitigate the financial risk of this large-scale adaptive reuse and create a viable multi-tenant, Class A retail center that would spur economic activity, rather than simply filling a commercial space. This required navigating the complexities of integrating three revitalized structures with one new-build structure across a full urban block.

Collaborative Phasing and Contextual Design
Meridian 105, in close collaboration with the development team and the City of Edgewater, executed a complex, phased strategy. The design solution extended far beyond the main market hall, addressing the entire 6.75 acre block. By combining the adaptive reuse of three structures with the new construction of a fourth building, we created a cohesive, flexible ecosystem that balanced historical scale with modern retail demands. This careful contextual approach was instrumental in securing municipal approval and driving the project to fruition.

Fiscal Impact and Regional Anchor
This project successfully transformed an underutilized block into a major regional destination. It delivers an enormous amount of sustained retail tax revenue to the City of Edgewater, successfully paying off the initial complexity and risk. The resulting multi-tenant hub is now recognized as a prime example of successful, large-scale adaptive reuse and intelligent urban revitalization, generating significant foot traffic and asset value for the ownership group.
