Project Overview

This project is a new construction, 5-story luxury boutique hotel featuring a ceramic rainscreen facade, 30 unique hotel suites, and rooftop amenities. Located on an oddly shaped infill lot in Denver’s Lower Highlands (LoHi) neighborhood, the design focuses on maximizing programming and delivering a highly marketable, luxury asset.

  • Urban Geometry & Maximizing Program

    Inserting a 5-story luxury hospitality tower onto an oddly shaped and constrained infill lot within the dense LoHi corridor. The primary challenge was one of urban geometry and density, requiring creative architectural strategy to efficiently fit 30 luxury suites, a lobby, and a parking garage at the base, all while ensuring every room maintained a high-end experience and maximizing the site’s value.

  • Material Distinction

    The creative solution transformed the lot's awkward geometry into a key asset: individually unique hotel room floor plans. This unique programming provides an exclusive, non-standard experience that increases marketability.

    Uncompromising Material Distinction: The structure is wrapped in a high-performance ceramic rainscreen façade, providing superior thermal performance and a distinctive, textural aesthetic that elevates the hotel’s presence beyond standard commercial construction, clearly setting the luxury tone for the asset.
